I have been a real estate investor for several years now. Through hard work, determination, and a little bit of luck, I can truly say I'm a success. I found out early on that the toughest part of the business was getting sellers to respond to me who were truly motivated to sell. I was literally spending thousands of dollars on marketing only to find out that most of the homeowners who responded to me didn't really need to sell quickly.

I was generating leads...they just weren't the right kind of leads... motivated sellers!

What I needed to do was change my message...the problem was I didn't have a background in marketing. So I figured I needed to become an "expert". I spent a ton of money trying to educate myself. I bought all of the books, went to all the seminars, and signed up for just about everything you could think of. But I still wasn't getting the results that I knew would make me rich.

I became extremely frustrated with the amount of leads I was able to generate because it was limiting the number of houses I could buy and ultimately my success. Believe me, it wasn't from a lack of effort or money for that matter. I really hit a low point in the summer of 2004 having generated only five leads. If I remember correctly, not one of them really needed to sell. And with no houses to buy, my business was failing.

As luck would have it, about that same time my wife introduced me to a childhood friend of hers who had recently moved to town. Being new to the area, we invited her and her husband over for dinner.

As it turns out, her husband was a successful marketing director for a fairly large company, so he offered to help me with my business. He took my expertise in real estate and applied it to an innovative marketing program he had been developing for his company. Within several weeks I had a new marketing system that was generating all the leads I could handle. I bought several homes that fall and have been making huge money ever since.

Shortly thereafter, we decided to partner up and expand our business. We were buying so many houses we decided to pass on our excess leads to other investors in our area for a small fee.
